Just shy of 3,000sf with a dedicated entrance from street-level, this space is a fantastic boutique fitness studio in the making! The main fitness area in its current state is an open floorplan, but the layout lends itself well to subdividing into one private/small group studio and a second large group studio (in the test fit above, please note existing versus example or proposed walls). The former shower area is unfinished; however, if showers and bathrooms are a must-have, have no fear — there is plenty of existing plumbing that can be tied into and more than enough space for two locker rooms. We also have not-so-secret steam room dreams and there just so happens to be a perfect space for it!

This space sits adjacent to an indoor playspace for children and a dog daycare, so noise is permitted — and if quiet is required, this is not the space for you.

Rental Rate: $18 - 20psf plus utilities (negotiable depending on use and lease term)

RSF: 2,928

Minimum Lease Term: 3 years

Condition of the Space: The walls and concrete floors will be painted and a new HVAC system, lighting fixtures and electrical outlets installed. The cost of additional build-out will be the responsibility of the tenant.
